If there is no hot water
Make sure the circuit breaker that supplies power to the water heater is on. Access the panel, and if it is on, try turning it off and on again.
Water is not hot enough
Make sure the thermostat setting on the water heater is correct. If it is, try raising the temperature slightly.
Water is too hot
This could also be a thermostat setting issue, make sure the setting is correct, or lower it slightly.

The water heater is leaking
The water heater has the potential to leak from many places. Check the drain valve, and if it is the source of the leak, try tightening it.
If the water heater is leaking from the bottom or from the top, or perhaps the drain valve has corroded and even though it is tightened, it still leaks, a professional diagnosis would be recommended.
The water heater is making strange noises
This could be due to sediment build-up inside the water heater tank. It is also possible that is leak-related, or coming from the pressure relief valve or water pipes.
The water is discolored, rusty, or dirty
Dirty water is usually a sign of water tank corrosion from the inner tank. It can be related to the anode rod or major sediment build-up.
The water has recently started to smell bad
If you notice an odd smell from the hot water it could be from bacteria build-up in the water heater. An anode rod replacement is most likely necessary, and if this is an ongoing problem you may need a stronger-than-average anode rod.
Bacteria growth can happen when your water heater’s temperature is below 120° degrees Fahrenheit, or 49° degrees Celsius. The average setting for most homeowners is 140° degrees Fahrenheit, or 60° degrees Celsius.
Temporary solutions include flushing the water tank (drain the tank completely) and increasing the water heater temperature to the max for a few hours to kill off remaining bacteria.
